Costa Mesa Community Manager
POSITION REQUIRES CANDIDATE TO LIVE ON SITE — 2 BEDROOM APARTMENT PROVIDED
We are looking for a team to manage a property and to handle the maintenance work.
Responsibilities consists of managing an apartment building totaling 43 units in Costa Mesa
Maintenance Responsibilities –
The Community Manager – This at-will position is responsible achieving the financial and operation goals established for the community. This position is also accountable for ensuring the optimum operational and financial performance of the community, including but not limited to personnel, leasing, collections, resident services, maintenance, revenue enhancing and other capital improvements, contracted services, administration and reporting, and safety and legal compliance. Works effectively with other team members and continues to improve and develop skills and knowledge.
• Renting units
• Marketing vacancies (creating flyers, posting ads, putting up balloons, etc)
• Answering telephone
• Rent collection / bank deposits / approval and entering of invoices
• Inputting work orders
• Ensuring property is kept clean including the laundry facility
• Handling resident issues
• Manage maintenance technician and porter
• Enforcing House Rules
• Bilingual (preferred)
Position Skill Level
• Microsoft Office applications (Outlook, Excel, Word)
• Basic accounting knowledge
• Must have good communication and written skills
• Customer service oriented
• Good organization skills
• Yardi Voyager experience is preferred

Maintenance Technician Requirements:
Maintenance Technician would drive around to multiple properties in Costa Mesa, Anaheim, Garden Grove, and other surrounding areas. Maintenance Technician will be close to Full time hours.
1. Minimum 2 years of previous experience as a maintenance technician in apartment communities.
2. Must have knowledge in all areas of maintenance such as checking, troubleshooting, and making routine repairs in the following areas of, but not limited to:
* APPLIANCES, (Installation, repairs and replacing),
* BUILDING REPAIRS (roofs, siding, stucco, etc),
* CARPENTRY (a plus- not required),
* CEMENT/CONCRETE WORK,
* COUNTER TOP REPAIR/REPLACEMENT (required),
* CROWN MOLDING/BASEBOARD INSTALL,
* DECK REPAIRS,
* DOORS/CLOSET DOORS/SLIDING GLASS DOORS (repair & replacement – required),
* DRYWALL (required),
* ELECTRICAL – (required),
* HVAC/AIR-CONDITIONING (Installation, repairs and replacing),
* PLUMBING – (required) – (water heater repairs & replacing, shower stems & valves, slab leaks, gas leaks, etc),
* SHOWER ENCLOSURE installations,
* SUB-FLOOR REPAIR/REPLACEMENT,
* TILE WORK,
* WINDOW REPAIRS & GLASS REPLACEMENT,
* MUST OWN A TRUCK (REQUIRED),
* As well as knowledge of day to day maintenance,
* Responsible for timely completion of all phases of apartment make-ready work,
* This is a Roving maintenance position. (You must be willing and prepared to drive from property to property over ten different cities)
